Watson has a lot of larger two-story homes on steep pitches, often set well back from the road. Steep and high means more labor, staging and safety equipment, and a long drive means material and debris handling costs more. That is legitimate, what is not legitimate is hiding it, so our estimates itemise access and pitch rather than burying them in a square-foot rate.

The upside of newer, steeper roofs here is that decking is usually sound and the work is predictable. Where we do find problems it tends to be at valleys and dormer sidewalls, which is where a woven valley or step flashing done with caulk finally gives up.
